About

Frank Marinelli is the principal and founder (1982) of the Marinelli Law Office, a Braintree-based law practice of approximately 40 years. Throughout his career, Attorney Marinelli has represented individuals and companies before boards and commissions dealing with land use, entitlements, zoning and real estate issues (Planning Boards, Zoning Boards of Appeal, City Councils, Conservation Commissions, Town Meetings).

Attorney Marinelli has researched, organized and delivered hundreds of presentations including matters concerning shopping centers, hotels, residential developments, industrial buildings, variances, special permits, zoning changes, site plan review, creation of new zoning and overlay districts, planned unit development (PUD), subdivisions, road discontinuance and other matters.  Attorney Marinelli has been involved with Superior Court, Land Court and Federal Court litigation dealing with land issues – contract rights, variances, special permits, nonconforming uses, right of first refusal, subdivisions, building permits, civil rights as affected by regulatory action, adverse possession, and invalidation of a Town’s zoning bylaw section. Attorney Marinelli has represented clients in purchase and sale transactions, leases and commercial real estate negotiation and litigation.

As an economics major and development professional, Attorney Marinelli appreciates municipal finance - the need for an economically healthy community to annually generate revenue to pay expenses, which inlcude schools, police, fire, water/sewer, maintenance of roads and buildings, playing fields/parks, playgrounds, sports programs - overall, to provide quality municipal services to resident and business taxpayers. Seventy (70%) percent or more of revenue necessary to pay annual expenses comes from real estate taxes, which are augmented by development and redevelopment. Attorney Marinelli has been part of various project development teams that have proposed or constructed a total of over 3,000 residences on the South Shore.
